Advice for property owners

Home watch or rental management — what is the difference?

OwnerCare Zadar ·

Own a property in Zadar but live elsewhere? Home watch and rental management address two different needs. Before choosing a provider, decide whether you need documented visits to an empty property or the organisation of guest stays.

Home watch: agreed visits while you are away

Home watch means periodic visits to check agreed, visible points. The purpose is to record the condition found and notify the owner of observed changes. It is not continuous monitoring, a security service or a specialist technical inspection.

Rental management: bookings and guest stays

Depending on the agreement, a rental manager may handle listings and reservations, communicate with guests and organise arrivals, departures and cleaning. The focus is on rentals and guest stays. This does not automatically include regular off-season property visits.

Which service do you need?

  • The property is mostly empty: consider agreed visits and reports.
  • You rent to tourists: check whether you need booking and guest management.
  • You already have a rental manager: ask what happens when there are no guests.
  • You need both services: separate responsibilities, access arrangements and reporting.

What does OwnerCare Zadar offer?

OwnerCare provides local visits and documented reporting, not booking or guest management. Essential includes a written report; Plus and Premium include photo and written reports. Coordination of next local steps is available in Premium, with the owner’s prior written approval. Repairs and third-party services are not included in a visit.

Before starting, agree on visit frequency, checkpoints, key handover and the procedure for reporting a problem. A clear division of responsibilities is more useful than a broad promise to “take care of everything”.
