Plans and coordination. Every plan includes a clear notice of an observed issue. Coordination of contractor enquiries, appointments or access is available in Premium only, with the owner’s prior written approval.
When we notice an issue
We document.
We inform. You decide.
During an agreed visit, we record the visible condition of the property. If we notice an issue, the owner receives clear information through the agreed channel. We do not diagnose faults or order work without the owner’s prior written decision.
How we proceed
We notice and record it
We record the visible issue and, where it is safe and relevant, prepare a photograph or short note under the agreed reporting option.
We inform the owner
We send a clear summary of what was observed and indicate whether it only needs recording, an owner decision or more urgent action.
We wait for written direction
For every further paid or organisational step, we request a clear written confirmation from the owner, unless there is an immediate safety risk.
We coordinate after approval
At the owner’s request, we can pass an enquiry to a contractor, obtain an available quote or arrange an appointment and pre-approved access.
The contractor agrees directly with the owner
The contractor agrees the professional assessment, scope of work, contract, warranty and payment directly with the owner. OwnerCare does not take on these obligations.
We close the case with a record
If agreed, after the contractor’s visit we document the visible condition and send the owner a final note. This is not a technical quality inspection of the work.
A special situation
If there is an immediate danger.
If we notice an immediate risk to people or the property — for example smoke, fire, an obvious active water leak or another safety risk — the priority is to contact the appropriate emergency service where this is justified and safe. We then inform the owner as soon as possible.
OwnerCare is not a 24/7 emergency, security or technical-response service and cannot guarantee arrival time, contractor availability or the outcome of another party’s intervention.
